Access is via a gravel carpark and driveway to the pavement in front of the house. Two steps (with a handrail on right) lead to the porch with a door width of 910mm, followed by one smaller step into the main house (door width 800mm). A ramp is available for those who cannot negotiate the steps. We have a ground floor bedroom (Bellever Tor) that can be made available upon request at the time of booking, subject to availability. This room is accessible without stairs and has a doorway 770mm wide, with an en-suite bathroom that is not adapted for wheelchair use.  All rooms have shower enclosures that require a small step to enter with the exception of Kings Tor bedroom which has two steps.

The remaining bedrooms are all located on the first floor, accessed via the staircase which has a handrail on the right. The staircase comprises twelve steps (going up) to a small landing, followed by a further five steps. Our breakfast room is suitable for the use of a wheelchair; however the door width is 770mm.  If you require assistance with your luggage, please do not hesitate to ask.  Due to the age of the property there are limitations as to how accessible it can be made.


In an effort to minimise our carbon footprint and impact on the environment, we have the following goals:

  • Reduce our reliance on mass produced electricity by generating and storing energy with our solar PV system.
  • Sort and recycle all waste with a minimal amount going to landfill. 
  • Keep our food miles down by sourcing all ingredients as locally as possible – eggs from the village, meats from the local butcher, fruit and veg from the green grocer – even our coffee is roasted less than five miles away.
  • Keep food waste to a minimum by cooking everything to order.
  • Avoid single use packaging where possible – toiletries are refillable and sourced responsibly.
  • Use environmentally friendly cleaning products where practical.
  • Install (and promote the use of) EV charge points by 2026.

To help support us in preserving the environment, we kindly ask guests to reuse towels whenever possible. All radiators are fitted with adjustable thermostatic valves allowing guests to heat their room to a comfortable level. There are several motion sensor lights throughout the property and we ask that guests turn off lights when leaving their room.

Terms & Conditions


All rates quoted per room per night and are inclusive of VAT and service.

Credit Cards

Your card details will be used to guarantee your booking and authorisation taken to cover the cost of the stay. Card processing is carried out by a secure third party. We reserve the right to charge your credit or debit card for any damage caused to your room during your stay, for loss of keys or any items found to be missing when you leave or for smoking on the premises. 


We require a refundable deposit of 50% of your total booking fee to reserve your accommodation. The remaining balance is due 7 days prior to arrival.


You may cancel your booking up to 7 days before check-in and your deposit will be refunded, less a £5 charge. If you cancel within 7 days for any reason (including coronavirus related issues), you will be charged for your entire booking.

Should we need to cancel your stay for any reason, Duchy House B&B will not be held responsible for any losses that you incur as a result. We will endeavour to give as much notice as is practically possible and refund you in full.

We recommend you have suitable travel insurance in place to cover any cancellations and eventualities, including coronavirus related issues.

Bookings and Reservations

If you make a booking on this site, please note that you are subject to Duchy House’s Terms and Conditions. A booking is not confirmed until you receive confirmation.


You are recommended to have insurance to cover cancellation, curtailment or loss of baggage, personal effects and money.


Check in is between 4pm and 8pm. Please advise us if you anticipate arriving outside of these hours.


Check out is by 10am. Please ensure you leave your keys on departure.


Breakfast is served between 8am and 9am. Please contact us in advance of your stay with any specific dietary requirements or allergies.


One set of keys is provided per room. If they are lost or not returned on departure, the card used to make your reservation will be debited a replacement fee of £30.

Bicycle Storage

We have secure bicycle storage available for a limited number of bikes. It is police approved and has a level 1 rating by the Loss Prevention Certification Board however we recommend you bring your own lock to secure your bike(s) inside the facility. Users of the bike storage facility do so at their own risk.

Bike Hire

We have two mountain bikes available for hire, either for a morning, afternoon or whole day (subject to availability). Please ask for further details.

Personal Property

Duchy House accepts no responsibility for lost, stolen or damaged items unless caused by the negligence or wilful act of the owners or staff.

Non Smoking

Duchy House is a Non-Smoking and Vaping establishment. This applies to all areas of the house including the front terrace.

Booking direct with us guarantees that you will pay the best price available.

Children & Pets

We accept children from 10 years of age.

We do not accept pets with the exception of assistance animals.


Guests are not permitted to have visitors within the premises of Duchy House without prior agreement from the owners or thier representative.

Room Cleaning

We will not be entering your room during your stay to make the beds etc. Should you require fresh towels please leave dirty ones outside your door, along with your bin should this need emptying.


Duchy House can sleep up to 13 people and is the ideal location for families and friends looking to celebrate a special occasion and stay together.  Please contact us directly before making a booking.


Limited parking is available in our private car park to the rear of the house, on a first come, first served basis. Users of the car park do so at their own risk. Free on road parking is available directly opposite the house, or a pay and display car park is two minutes walk away.

Governing Law

This User Agreement is between you and Duchy House and is governed by the laws of England and Wales . You hereby consent to the exclusive jurisdiction of the English courts in all disputes arising out of or relating to the use of this Site.

Acceptance of Terms and Conditions

You consent to the Terms and Conditions when you make a booking and that you are aged over 18 years old.

Changes to Terms and Conditions

Duchy House reserves the right to change or update these terms and conditions from time to time without prior notice. The current version of the Terms and Conditions will be displayed within the Site from the date on which any changes come into effect. Any use of the Site by you following any changes to the Terms and Conditions shall constitute your acceptance of such changes.
